Apt. 19A, Beechhurst, New York 11357, as Io an undivided a one-percent (1%) interest, and

c/o Stephen Katos and Dcmetri0s M. Kat0s, Trustees, with an ad~'ress cio Demetrios M. Katos at
2314 38m Strut, Astoria, New York 11105, as to an undivided ninety-nine percent (99%)
interest, as Tenants-in-Common, collectively, party of the second part,
WlTNESSETH, that the party of the first part, in consideration of One dollar ($I.00) and other
good and valuable consideration, does hereby grant and r~lcase unto thc party of the second part,
or successors and assigns of the party of the second part, forever, all of the party of the first
paws interest in two (2) tracts of land as described in detail on SCHEDULE "A", attached
hereto.
BE IT KNOWN that each of the two (2) tracts of land described in Schedule "A" was conveyed
to thc party of the first part in a separate Deed dated December 30, 1996. Tract I was identified
as Section 106, Block 01, Lot 41. Tract 2 was identified as Section 106, Block 01, Lot 48. In
Septembor, 1997, these two (2) lots were merged, and parsuant to the records in the Office of the
Assessor of the Township of Southhold, Suffolk County, New York, these merged lots were
subsequently identified as Section 106, Block 0I, Lot 48.1.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any
streets and roads abutting the above described premises to the center line thereof; TOGETHER
with the appurtenances and ail the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
A'ND the party of the first part does hereby fully warrant the title to all the premises hereby
conveyed and will defend the same against the lawful claims of all persons whomsoever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenams that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" sha]l be construed as if to read "parties" whenever the sense of this indenture
so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
year first above written.

TRACT 1
All that certain plot, piece or pbxeel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck, in the Town of Southold, County of Suffolk and
State of New York, known and designated as part of Lot 10, in Block 1 on a certain map
entitled, "Map Of Captain Kidd Estates", and filed in the Suffolk County Clerk's Office on
January 18, 1949 as Map No. 1672, bounded and described as follows:
BEGINNING at a point on the southerly side of Sound Beach Drive, which point of
beginning is a division line between Lots 9 and 10 as shown on the aforesmd map;
RUNNING THENCE South 38 degrees 00 minutes East 208.21 feet;
RUNNING THENCE North 52 degrees, 00 minutes East 100.00 feet;
THENCE RUNNING North 38 degrees 00 minutes West 198.58 feet to the Southerly
side of Sound Beach Drive;
RUNNING THENCE South 57 degrees 30 minutes West 100.16 feet along the southerly
side of Sound Beach Drive, to the point or place of BEGINNING.
Subject to easements and restrictions of record.
Subject to a Right-Of-Way in Liber 8844, at Page 593.
SAID premises beiug the same as conveyed to the party of the first part in a deed dated
December 30, 1996 and recorded in the Office of the Suffolk County Clerk on
February 13, 2010, in Liber l~ 1816, at Page 063.
TRACT 2
All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck, in Ire Town of Southold, County of Suffolk and
State of New York, known and designated as part of Lot 10, in Block 1 on a certain map entitled,
"MAP OF CAPTAIN KIDD ESTATES", and filed in the Suffolk County Clerk's Office on
January 19, 1949 as Map No. 1672, bounded and described as follows:
BEGINNING at a point on the Northerly side of Summit Drive, said point marking the
division line between Lots 9 and 10 as shown on the aforesaid map;
RUN~ING THENCE along the northerly side of Summit Drive, North 80 degrees 00
minutes East, 113.26 feet;
RUNNING THENCE Northwesterly along the division line between Lots 10 and 11 on
said map, North 38 degrees, 00 minute~ West 253.17 feet;
RUNNING THENCE South 52 degrees 00 minutes West through said Lot 10, a distance
of 100 feet to lhe division line between Lots 9 and 10;
RUNNING THENCE South 38 degrees 00 minutes East along said division line, 200 feet
to the poinl or place of BEGINNING.

SAID premises being the same as conveyed to the party of the first part in deed dated
December 30, 1996 and recorded in the Office of the Suffolk County Clerk on
