Estates, Powers and Trusts Law, does hereby grant and release unto the party of the second part, the distributees
or successors and assigns of the:party of the second part forever;
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in East Marion, Town of Southold, County of Suffolk, State of New York, being more
particularly described in Schedule '!A," annexed hereto.
BEING AND INTENDED TO BE the property conveyed to Sonja Caron Stein by deed dated
12/23t1972 and recorded It!8tl972 in Liber 7089 and page 8.
PROVIDED, HOWEVER, that, pursuant to Article SIXTH &the said last will and tcst.ament, the above-
described property, including all the structures thereon, shall be maintained as local hlstoric~il sites. The grounds
of said property is to remain forever a nature and wildlife preserve, whose natural beauty shall nj:vet be tarnished
by structures, such as windmills for electricity or posts to aid cellular phone communications, that destroy thc
above-described property's natural beauty or destroy wildlife;
TOGETHER with all right, title and interest, if any, of the pm'ty of the first part in and to any streets and
roads abutting the above described premises to the center lines thee, of;
TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of

convey or dispose of, whether individually, or by virtue of said will or otherwise;

TO HAVEAND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first pan will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the costs of the improvement and will
apply the same first to the payment of the cost of the improvement before using any pan of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense o£thi$ indenture
requires.
