Board to set Monday, April 11, 2011 at 6:00 p.m. at the Southold Town Hall, Main Road,
Southold, as the time and place for the next regular Planning Board Meeting.
CONSERVATION SUBDIVISIONS, STANDARD SUBDIVISIONS, RE-
SUBDIVISIONS (Lot Line Changes)
Setting of Final Hearings:
Battaglia, Joseph & Heidi - This is a standard subdivision to subdivide 2.32 acres into two
lots where Lot 1 = 43,213 s.f. and Lot 2 = 57,809 s.f. in the R-40 Zoning District. This site
is located at 1720 Hobart Road, on the west side of Hobart Road, approximately 1,059 feet
north from Terry Lane, Southold. SCTM#1000-64-3-3
Conditional Sketch Extensions:
Colony Pond - This proposal is for a standard subdivision to subdivide a 13.540-acre
parcel into five lots where Lot 1= 35,567 sq. ft., Lot 2 = 336,916 sq. ft., inclusive of a 41,424
sq. ft. building envelope and 6.8 acres of preserved open space, Lot 3 = 30,471 sq. ft., Lot
4 = 30,029 sq. ft., and Lot 5 = 29,358 sq. ft. in the R-80 Zoning District. The property is
located on the s/s/o Colony Road, approximately 470' e/o Bayview Avenue, in Southold.

SITE PLANS
Final Determinations:
McCall Farm Winery - This site plan is proposing to alter an existing barn totaling 2,480
sq. ft. into a winery within a Development Rights intact area of an 87.03 acre parcel of
Development Rights sold land. The proposed winery will have a lot coverage of 0.065% in
the A-C Zoning District. The property is located at 22600 Main Road, Cutchogue.

Set Hearings:
Indian Neck Farm - This site plan is for a change of use of 3 accessory barns from
residential accessory structures to primary agricultural structures for the purpose to stable
horses. Barn #1, noted as #17, on the site plan is 5,087 s.f., Barn #2, #18, is 6,885 s.f.
and Barn #3, #19, is 5,087 s.f. Also, part of the proposal is a request for an apartment of
1,243 s.f. on the second floor of Barn #2 for the purpose of on-site supervision of the farm,
six (6) proposed 12’ X 24’ pasture shelters and two (2) 12’ diameter silos noted as #20. The
property is located at 4170 Indian Neck Lane, on 133+ acres on the south side of Indian
Neck Lane, 646 feet west of Arrowhead Lane, Peconic, in the A-C Zoning District.
