Cutehogue, New York 11935, who died on the sixth day of September, Two Thousand Eight,
parry of the first part, and
Lisa Cifarelli and David Cifarclli,~residing at 13000 Main Road, Ma~ituck, New York 11952,
party of the second part;
WITNESSETH, that the party of the f~t part, to whom letters testamentary were issued by the
Surrogate's Court, Suffolk County, New York on October 28, 260g, and by virtne &the power and
authority given in and by said Last Will and Testament, and/or by Article l 1 of the Estates, Powers and
Tmsts Law, and in consideration of $430,000,00 dollars, lawful money of tho United States, paid by thc
party of the ~econd part, does hereby grant and release uato the party of the second part, the distributees
or successors and assigns of the party of the second part forever;
ALL that certain plot, piece or paroel of land, with the buildings and improvements thereon erected,
situate, lying and being in Cutchogue~ Town of Southold, County of Suffolk, Stat= of N=w York, more
particularly described in schedule A attached hereto;
TOGETHER with all right, title and interest, ff any, of the parly of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof;
, TOGETHER with the appurtenances, and also all the est,ale which the said decedent had at the time
of decedenfs death in said premises, and also the estate therein, which the party of the first part has or has
power to convey or dispose of, whether individually, or by virtue of said will or otherwise;
BEINGAND INTENDED TO BE the same premises conveyed to the Estate of William Madison
Beebo, a/Eta William M. Beebo, who acquired title by virtue ora deed from Hannah G. Beebe, dated
April 3, 19~2 and ro¢ordcd April 17, 1952 in Libor :3341, page 422 (covers part of premises) and who
acquired title by virtue ora deed from William M. Beebo, a/k/a William Madison Beebo and Helen G.
Beebo, a/k/a Helen Goldsmith Beebo, his wife, dated March 27, 1970 and recorded March 31, 1970 in
Libor 6722, page 407 (covers par~ of premises and more).
TO HA FE AND lO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party oflhe second part forever.
AND the party of the first part covenants that the puffy of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforasaid.

.4ArD the ptt~y of the first part, in compliance with Section 13 of the Lien Law, covenants ~hat the
party of the first part will receive thc consideration for this conveyance and will hold the right to receive

improvemeat and will apply the same first to the paym~t oftl~ cost o£the improvement before using
any part of the total of thc same for any other purpose.
The word "party~ shall be construed as if it read "parties" whenever the sense of this indenture so
