THIS INDENTURE, made the F. 2. day of November, Two Thousand Ten
BETWEEN
JUDITH A. RESCH, residing at 725 William Street, Boonton Tusp, New Jersey 07005,
party of the first part, and
LAWRENCE GRECO, JR., residing at 7 Valley Road, CliO. on, New Jersey 07013,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever, her
one-half interest in and to
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lot Number 31 on a certain map entitled "Seawood Acres,
Section One, situate at Bayview, Town of Southold, Suffolk County, New York" and surveyed
January 19, 1956 by Otto W. Van Tuy[ & Son, Licensed Land Surveyors, Greenport, New York,
and filed in the Office of the Clerk of Suffolk County on the 26t~ day of June, 1956, as Map
Number 2575, which said lot is more particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Seawood Drive, 100 feet northerly from its
intersection with the northerly side of Midland Parkway;
RUNNING THENCE from said point of beginning, North 63 degrees 21 minutes 00 seconds
West and along the northerly side of Lot Number 32 on said map, 125 feet to land now or
formerly of Seawood Acres, Inc.;
THENCE North 26 degrees 39 minutes 00 seconds East and along the easterly side of the last
mentioned land, 100 feet;
THENCE South 63 degrees 21 minutes 00 seconds East and along the southerly side of Lot
Number 30 on said map, 125 feet to the westerly side of Seawood Drive;
THENCE South 26 degrees 39 minutes 00 seconds West along the westerly side of Seawood
Drive, 100 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the,same, premises conveyed to the party of the first part by
deed dated January 22, 2008, and recorded February 19, 2008, in the Office of the SuffoLk
County Clerk in Liber 12541, Page 118.
The conveyance made hereby creates a tenancy by the entirety between Lawrence Greco, Jr. and
Maureen P. Oreco, being husband and wife.
TOGETHER with all fight, title and interest, if any, 6f the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenance~ and all the estate and rights of the party of the rival part in and to said
premises; TO }lAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the pm-ty of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party oft. he first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the paymem of the eom of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
