County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at the intersection of the Northwesterly line of Soundview AvenuB with
the Northeasterly line of Herren Lane;
From said point of beginning running along said Northeasterly line of Horton Lane,
two courses: 1 ) North 47 degrees, 46 minutes, 00 seconds West 85.90 feet;
2) THENCE North 64 degrees, 50 minutes, O0 seconds West 22.98 feet to land of
Cabibbo; THENCE along said land of Cabibbo North 27 degrees, 22 minutes,
D0 seconds East, 107.30 feet; THENCE along land of Mitchell North 52 degrees,

Grantor herein in Deed daled Aug. 27, 2001 and receded in the Suffo~

This conveyance is made subject to any state of facts an accurate survey would show.
This conveyance is made subject to all covenants, restrictions, conditions, agreements and
.-asements of record (if any).
FOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
· cads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the pa~y of Ihe first part in and to said premises; TO
NAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
~uccessars and assigns of the party of the second part forever.
AND lhe party of the first part cogenants that the party of the first part has not done or suffered
anything wt~reby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of (he first part. in compliance with Section 13 of the Lien Law. covenants that the party
of the first pert will receive the consideration for this conveyance and will hold the righl to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of lhe improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
