THIS INDENTURE, made the 30t~ day of November, Two Thousand Ten
BETWEEN
CONSTANTINOS KARAVAS and ANASTASIA KARAVAS, his wife, being both the joint
owner of Lot 27 and the individual owner of Lot 26, as more particularly set forth herein,
residing at 2540 A 36th Street, Astoria, New York 11102
party of the first part, and
DEAN T. KARAVAS, residing at 750 Tasker Lane, Greenpon, New York 11944
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of Land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 26 and Lot No. 27 on a certain map entitled "Map of
Eastern Shores at Greenport," and filed in the Office of the Clerk of the County of Suffolk on
April 26, 1964 as Map No. 402I.
TOGETHER with beach rights and access thereto as described in grant made by H.J.S. Land &
Development Corp. and J.M.S. Land & Development Corp. to Eastern Shores, Inc., dated the 17t~
day of March, 1965, and recorded in the Suffolk County Clerk's Office on March 18, 1965 in
Liber 5716 at Page 16.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated July 25, 1978, and recorded August 14, 1978, in the Office of the Suffolk County
Clerk in Liber 8479, Page 377, and by deed dated May 14, 1996, and recorded May 21, 1996 in
the Office of the Suffolk County Clerk in Liber 11774, Page 757.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHF~
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants t~at the party of the fn-st part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any pan of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
