WITNESSETH, that the party of the first part, to whom Letters Testamentyary were issued by
thc Surrogate's Court, Suffolk County, New York on April 22, 2009 and by virtue of thc power
and authority given in and by said last will and testament, and in consideration ofTEN ($10.00)
Dollars, lawful money of the United States, paid by the party of the second part, docs hereby
grant and release unto the party of thc second part, the heirs or successors and assigns of the party
of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Hamlet of Orient, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a point on the southerly side of thc Main Road at thc northeasterly comer of
land now or formerly of Abbie King;
THENCE running South 25 degrees 53 minutes 40 seconds East a distance of 300 feet along
said land now or formerly of Abbie King to a point;
THENCE running North 74 degrees 15 minutes East a distance of 255 feet along land now or
formerly of Amelia Sledjeski to a point;
THENCE running still along land now or formerly of Amelia Sledjeski North 25 degrees 53
minutes 40 seconds West a distance of 300 feet to a point on the southerly side of the Main
Road;
and THENCE running South 74 degrees 15 minutes West a distance of 258 feet along the
southerly side of the Main Road to the point or place of BEGINNING.
BEING AND INTENDED TO BE THE SAME PREMISES conveyed by Karol P. Sledjeski
to Karol P. Sledjeski and Stella Sledjeski, husband and wife, by deed dated June 15, 1964 and
recorded in the Suffolk County Clerk's Office on June 30, 1964 in Liber 5567 of Deeds, Page
389.
TOGETHER with ail right, title and interest, if any, of the party of the first part of, in and to any
streets and roads abutting the above-described premises to the center lines thereof,
TOGETHER with the appurtenances, and also all the estate therein, which the party of the first part
has or has power to convey or dispose of, whether individually, or by virtue of said will or otherwise,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first pan covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of thc first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this c(mveyanee and will hold the right to
re~ive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of thc cost of the improvement before
using any part of the total of the same for any other purpose. The word "party" shall be construed
as if it read "parties" whenever the sense of this indenture so requires.
