WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Orient, Town of Southold, County of Suffolk and State of
New York, known and designated as Lot No. 20 as shown on a certain map entitled,
"Subdivision Map of Hillcrest Estates, Section 1," filed in the Office of the Suffolk County Clerk
on August 15, 1983 as Map No. 7218 and which lot is more particularly bounded and described
according to said map as follows:
BEGINNING at a point on the southerly side of Hillcrest Drive North where the same is
intersected by the division line between Lots 20 and 21 as shown on the above-referenced map;
RUNNiNG THENCE North 83 degrees 35 minutes 30 seconds East along the southerly side of
Hillcrest Drive North, 150.00 feet to land now or formerly of Jane Selnar;
THENCE along said land now or formerly of Jane Selnar the following three O) courses and
distances:
South 15 degrees 08 minutes 00 seconds East, 115.00 feet to a point;
North 89 degrees 31 minutes 00 seconds East, 70.00 feet to a point;
South 23 degrees 02 minutes 50 seconds East, !10.00 feet to lands now or formerly of
Reese;
THENCE along said land now or formerly of Reese, South 74 degrees 28 minutes 10 seconds
West, 149.02 feet to a point on the easterly side of Lot 23 as shown on the above-referenced map;
and
RUNNING T'ctENCE along the easterly tine ~'f Lot 23, the northeasterly line of Lot 220 and the
easterly line of Lot 21, the following three (3)courses and distances:
North 34 degxees 42 minutes 50 seconds West, 52,2? feet to the division line between
Lots 20 and 23, and 22;
North 51 degrees 58 minutes 50 seconds West, 107.72 feet to the division line between
Lots 20, 22, and 21; and

Hillcrest Drive North, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated December 6, 1983, and recorded January 3, 1984, in the Office of the Suffolk County
Clerk in Liber 9487, Page 323.
TOGETHER with all fight, title and imerest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same firm to the payment of the cost of the improvement
I~fore using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
