The applicant's nonconforming lot size is a total of 15,500 square feet, having 100 feet along Die Jule Lane and 155 feet in depth to the deeded property line along the dredged canal (at James Creek). There are many homes in the area on similar size properties similar to, or closer than this requested front yard setback, and also frontage along the tidal water on the west side of the property.
