Dear Ms. Lanza:
In accordance with the comments raised by your office and discussed on June 16, 2011, our office has
prepared the revised final access plan that addresses the storm water runoff management for the proposed
fight of way as raised by the Town Engineer. We have revised the Proposed Sub-Division Plan (yield
map) to allow for separate access in accordance with the Town Highway Standards to the existing 50'
wide easement known as Private Road//13. The storage barn a defined on the plans and as discussed at
our meeting does in fact have a Certificate of Occupancy (see attached) from the Southold Town Building
Department. Our office assumes that any variance needed to obtain a final certificate of occupancy would
have been previously granted by the Town. The tennis court (which has a CO - see attached) will need
to be reconfigured in accordance with the proposed lot lines. The owner understands that condition as a
result of the proposed sub-division of the parcel.
We would like to thank your office for the comments which has allowed our office to advance the plans
to their current status. Five copies are attached with this submission and we are hopeful that these plans
will allow your office to advance the approval process beyond the Sketch Application Phase. If you have
