on a certain map entitled"Map of Sterling Manor, Greenport,Property of John A. Monsell.•and filed in the Office
of the Clerk of the County of Suffolk on June 18, 1873 as Map No. 53,said lots and part of lots when taken together
are more particularly bounded and described as follows:
BEGINNING at the point on the southerly side of Bridge Street distant 165 feet westerly from the corner formed by
the intersection of the westerly side of Atlantic Avenue with the southerly side of Bridge Street as measured along
same; running thence south 17 degrees 32 minutes 20 seconds east thru lot 33 and Lot 50 for a distance of 98.10
feet;thence south; 72 degrees 28 minutes 10 seconds west thru Lots 48,49 and 50 for a distance of 91.52 feet;thence
north 17 degrees 32 minutes 50 seconds west along the division line between Lot 30 and Lot 31 for a distance of
100.21 feet to the southerly side of Bridge Street; thence north 73 degrees 47 minutes 00 seconds east along the
southerly side of Bridge Street a distance of 91.60 feet to the point or place of beginning.
BEING the sane premises conveyed to the paries of the first part by deed from George g.Moll dated August 2'
1990 and recorded in the Suffolk County Clerk's Office on August 13,1990 in Liber/Book 1119 at page 305 .

Together with the appurtenances, and all the estate and rights of the parties of the first part in and to said
premises,
To have and to hold the premises herein granted unto the party of Ilse second part,heirs and assigns forever.
And said parties of the first part covenant as follows:
First, That the party of the second part shall quietly enjoy the said premises;
Second, That said parties of dee first part
will forever Warrant the title to said premises.
Third, That, in Compliance will: Sec. 13 of the Lien Law, the grantor will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be applied first for lite purpose of
paying the cost of the improvement and will apply the same first to thepayment of the cost of the improvement before
using any part of the total of the same for any other purpose.
