Terri K. Adler, residing at 75 Breitstadt Court, Southold, New York, 11971, party of the
first part, and
Terri K. Adler, residing at 75; Breitstadt Court, Southold, New York, i 1971, party of the
second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release
unto thc party of the ~cond pan, thc heirs or successors and assigns of the party of the
second part forever,

SAID PREMISES BEING COMMONLY KNOWN AS 75 Breitstadt Court, Southold, New
York, 11971.
TOGETHER, with all right, title and interest, if any, of the paxty of the first part of, in and
to any streets and roads abutting the above-des~ibed premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premise~;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumhered in any way whatever,
except as aforesaid.
AND the puny of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
I hold the right !o receive such consideration as a trust fund to be applied first for the purpose
of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement hef~¢ using any part of the total of the same for any other
purpose.
The word 'party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in
the Town of Southold, County of Suffolk and State of New York, known and
designated as Lot 10 on a certain Map entitled "Map of Smithfield Park", and
filed in the Office of the clerk of the County of Suffolk December 27, 1966 as Map
No. 4770, said lot being more particularly bounded and described as follows:
BEGINNING at a point on the northerly side of Clearview Avenue where
the same is intersected by the westerly end of a curve having a radius of 25.01
feet and a length of 39.29 feet which said curve connects the westerly side of
Breitstadt Court with the northerly side of Clearview Avenue.
RUNNING THENCE from said point or place of beginning along the
northerIy side of CIearview Avenue the following two courses and distances:
1. North 69 degrees 08 minutes 30 seconds West, 83.62 feet;
2. North 66 degrees 00 minutes West, 11.39 feet to the easterly
boundary line of Map of Fairview Park (Map 3388);
THENCE along said boundary line, North 9 degrees 40 minutes 40
seconds East, 140.04 feet to the division line between Lots I0 and 11 on Map of
Smithfield Park first above mentioned;
RUNNING THENCE along said division line, South 80 degrees 19
minutes 20 seconds East, 150.0 feet to the westerly side of Breitstadt Court;
RUNNING THENCE along the westerly side of Brei~stadt Court, South 20
degrees 51 minutes 30 seconds Westr 142.08 feet to the northerly end of the curve
first above mentioned; and
THENCE along said curve bearing to the right in a southwesterly
direction a distance of 39.29 feet to the northerly side of Clearview Avenue, the
