Dear Mr. Orlowski, The new Master Plan proposes to designate property owned by us at the northeast corner of Route 48 and Love Lane in Mattituek as M-REC (Marine Recreational). Contiguous properties to the east of ours and on the south side of Route 48 are proposed to become RO (Residential/Office). The permitted uses in the Marine Recreational District are marinas, beach clubs, hotels, sales of fishing equipment, and restaurants. Because our property does not have frontage on Mattituck Inlet and has a total lot area of only 10,040 square feet, we feel that the Marine Recreational designation is impractical. We have been operating a real estate office on the property since 1978 and have plans to expand the size of our building due to business requirements. This building expansion would not be permitted in the Marine Recreational District. We respectfully request that a change be made on the Master Plan to include our property in the Residential/Office District to conform to the proposed zoning for the adjacent properties to the east of ours and along the south side of Route 48 opposite our location. This correspondence has been referred to the Town Board ~or their review and consideration. Hamlet Meetings have been scheduled for the Master Plan, February 6 at Cutchogue and February 7. at Southold. We would advise that you read the local paper for the public hearing dates.
