Our property is bounded on the North by the Long Island Railroad and on the South by Hill Street. A copy of the tax map is enclosed. We have been advised that you are considering a revision to the Master Plan which would place this property in a residential zone. We are strongly opposed to this rezc~ing, because it is c~,~letely out of character with the neighborhood and would result in significant financial loss to us since the value of cur land would be greatly Th~ p~u~osed change would make our building on Wickham Avenue a nc~-confonning use. This would seriously limit the pennitted types of business in the building and therefore limit our flexibility and the value of the ]~uil~t'b~9'. It would also jeopardize our ability to ob~n n~rtgage financing on the p~uperty. The building is very old and for many dec~s has been used for a variety of uses, including produce, ice, coal, recycling, sanitation, publishing, plumbing, storage and warehousing. The proposed rezoning would be contrary to the long- stana~,g historical character and use of the building. The proposal is also ill-advised for plann~ reasons. The business activity in our buila~ng on Wickham Avenue is intensive, and that impacts on our adjoining parcel. The vacant parcel is relatively narrow and would not have required setbacks for residential devel~,~nt. In ~tio~, the area is an ia~l site for the current zoning because of the proximity to t~e ~ailroad and ~ute 48 and the character of su~uunding uses. We note that on the map originally cc~sidered for the Mas%er Plan, this p£o~erty is designated for Light Industrial zoning. Page2 February 7, 1986 For your infoxmatic~, we have obtained permission f~u. the Town to construct a trailer on the vacant parcel as a residence for our grandparents. This arrangement was necessitated due to the fact that our ~lparents had no other place to live and is probably t~mporary.
