Dear Mr. Murphy:
As outlined in my letter of February 17, 1986 (copy attached),
my associates and myself are still amenable to upzoning the
industrial portion of our property as long as the entire pro-
perty in conjunction with Mr. Plock's is R-40 residential use,
since this would be in keeping with the overall development
of the area.
It is our understanding that the Planning Board did reflect
on R-40 residential use, but at the last minute it was changed
to R-80 use. Would you please send us a copy of the Master
Plan under consideration as well as the scheduled meeting dates.

RE:
24.16 acres at N. Bayview Road, Southold
Surf. Co. Tax Map %1000-79-5-20.4
Dear Mr. Murphyz
I and several associates own 24 acres of vacant property on North
Bayview Road adjacent to property owned by Paradise Aqua Farms, Inc.
(John Plock). Currently, the zoning of said .property is both indus-
trial and residential. Initially, the proposed Master Plan Update
scheduled this property for Marine Recreation and Agricultural
Conservation, but it is my understanding the Planning Board has now
slated it for an R-80 use.
Since the property in the neighborhood is residential, my associates
and I would be amenable to upzoning the industrial portion, as well
as the balance of our property, to an R-40 residential use. This
would be in keeping with the over all development of the Bayview area.
Due to the waterfront and existing tidal basins and ponds which cross-
cut the property, it is our intention that this property be developed
with the Plock property as a cluster residential subdivision.
Very truly yours,
George P. Dunn
