Dear Mr. Hall:
We are in receipt of your letter as Counsel to the Pequot Inn on
Fishers Island. Please note that the map you enclosed in your
letter relative to the Pequot Inn was prepared by the Fishers Island
Planning Committee and sent to the Southold Planning Board in
February 1985.
The $outhold Planning Board/RPPW master plan of April 25, 1985 for
the Town of Southold (see copy of Fishers Island portion enclosed)
does represent a generalized proposal for land use. We have thus
indicated that general commercial uses such as auto-oriented
businesses, wholesale businesses and a hotel would be appropriate
for areas both sides of Montauk Avenue in the vicinity of the
Pequot.
The plan map represents the Town Planning Board's recommendations to
the Town based on input from our firm and the public.
The proposed zoning map implementing the master plan map more
clearly delineates the area where general commercial uses would be
permitted (see enclosure). The boundary of the proposed B-1
district reflects the outline of the current zoning district which
includes the entire original Pequot parcel section 9, Block 5, Lot
10 and adheres to the principle of utilizing property lines as
zoning boundaries, where appropriate. The District boundary also
reflects .a principle that we have followed, that of generally not
expanding the area of commercial uses outside of the hamlet center
area.
On the other hand, as a matter of planning policy, as noted above,
this area is recommended to accomodate uses such as the inn.
Therefore, inclusion of the entire parcel as reflected on the
current tax map would not be inconsistent with any of these
policies.

At the present time, the Southold Town Board and Planning Board are
reviewing the proposed zoning map and regulations. We suggest that
you contact these boards and/or present your recommendation at
public hearings that will be held on the proposed zoning map for
inclusion of the entire revised parcel Section 9, Block 5, Lot 11.!
in the B-1 District.

Dear Mr, Turner:
Please be advised that I represent Fishers Pequot Association,
owners of the Pequot Inn, Fishers Island, New York.
At present the Pequot Inn is located on a parcel which is
in the B-1 and A-Res zones.
In your proposed master plan for Southold Town (copy enclosed)
you show this parcel with apparently greater a~ea[in the B-1 zone
but still split by two zones.
It would be most helpful if you could clarify where the border
line between hamlet commercial and low density residential
will be on this particular parcel.
I have enclosed for your reference a photocopy of the tax
map showing the subject parcel which is designated as Section
9, Block 5, Lot 11.1.
I would appreciate your help and clarification of

Dear Mr. Orlowski:
Please be advised that I represent Fisher's Pequot Assoc-
iates, the owners of the Pequot Inn on Fisher's Island~ N.Y.
As you may or may not be aware, the owners of the Pequot
Inn have recently spent a great deal of time, effort and
money in renovating and restoring the Pequot Inn, which
is the only facility of its type on Fisher's Island.
Please consider this letter a formal request that the zoning
for the entire Pequot property on the new Master Plan be
such that this operation may continue to be improved and
developed as a hotel/inn/restaurant.
The owners of the Pequot Inn are prepared to further restore
and renovate this historic structure, which fulfills a
definite need on Fisher's Island; but it is essential that
the Master Plan zoning provide for this use.
I appreciate your consideration of this letter in making a
recommendation to the Master Plan.

It is my understanding that you are now reviewing the
proposed zoning regulations and Master Plan update for the Town
of Southhold, including Fishers Isiand, and will be adopting that
plan'sometime this Spring. I am President of 246 Montauk Avenue
Corporation, the general partner of Fishers-Pequot Associates,
the limited partnership that owns the Pequot Inn on Fishers
Island.
The present zoning map spilt-zones our property. I herewith
request that the entire contiguous Pequot property be zoned
General Commercial. I understand that this action will be
consistant with the principal of using property lines as zoning
boundaries and is consistant with the plan presented by Raymond,
Parish, Pine & Weiner Inc. (see their letter of May 28, 1985
attached hereto).
