party of the first part, and
ROBERT J. BLACK and LESLIE P. BLACK, husband and wife, residing at 113 Kimberbrea
Drive, Kimberton, Pennsylvania 19442, as to an undivided 50% interest, and FREDERICK M.
PEYSER III AND JANIS M. PEYSER, TRUSTEES OF THE FREDERICK M. PEYSER III
AND JANIS M. PEYSER LIVING TRUST DATED AUGUST 25, 2009 AND ANY
AMENDMENTS THERETO, residing at 25 Evergreen Lane, Underhill, Vermont 05490, as to
an undivided 50% interest,
party of the second part,
WITNESSETH, that thc party of thc first part, in consideration of Ten Dollars and other valuable
consideration paid by thc party of thc second part, does hereby grant and release unto the party of
thc second tntrt, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or paxeel of land, with the buildings and improvements thereon
erected, situate, lying and being Orienh Iown of Southold, County of Suffolk, and State of New
York, boanded and described as follows:
Bie..GtNNING at a point on the westerly side of Village Lane distant 95.33 feet southerly from the
comer formed by the intersection of the westerly side of Village Lane with the southerly side of
State Street, and from said point of beginning;
RUNNING THENCE South 26 degrees, 20 minutes, 20 seconds West, along the westerly side of
Village Lane, 25.00 feet to a point and land now or formerly of Latham;
THENCE along last mentioned land the following 2 courses and distances:

North 29 degrees 56 minutes East, 25.00 feet to a point and land now or formerly of

or formerly of Staron, 142.75 feet to the westerly side of Village Lane at the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated November 5, 1985, and recorded December 10, 1985, in the Office of the Suffolk
County Clerk in Liber 9933, Page 75.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the patty of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the pat~y of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the fight
to receive such ~nsiderafion as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "pa~y" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
