Schedule A Description
ALL that ce~in plot, piece or parcel of land, situate, lying and being at East
Marion, in the Town of Southold, County of Suffolk and State of New York,
known and designated as Lot No. 4 on a certain subdivision map entitled,
"Map of Cove Beach Estates", prepared by Young & Young, last dated
February 5, 2000, and flied 7113/04 as Map No. 11131, said Lot being bounded
and described as follows:
BEGINNING at a point on the northerly side of Stoney Beach Road where
sam~ Is intersected by the division line of Lots 3 and 4 on the above
mentioned Map;
THENCE along said division line, North 18 degrees 32 minutes 44 seconds
East, 660.86 feet to the Long Island Sound;
THENCE along Long Island Sound the following (2) courses and distances;
1) South 54 degrees 42 minutes 50 seconds East, 68.43 feet;
2) South 61 degrees 51 minutes 04 Seconds East, 113.51 feet to the
division line of Lots 5 and 4 on the above mentioned Map;
THENCE along said division line, South 18 degrees 32 minutes 44 seconds
West, 662.25 feet;
THENCE along the northerly side of Stoney Beach Road the following (2)
courses and distances:
1) North 72 degrees 43 minutes 35 seconds West, 45.06 feet;
2} THENCE elong an arc of a curve bearing to the right having a radius of
375.00 feet, a distance along said curve of 134.79 feet to the first above
mentioned division line and the point or p~ace of BEGINNING.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants Lhat the party
of the ftrst part will receive the consideration for ~ conveyance and will hold the right to receive such
consideration as a trus~ fund to be applied first for the pm-pose of paying the cost of the improvcmcat, and
will apply the same first to thc payment of the cost of the improvement before using any part of the total of
