WESLEY P. KENYON and MORTON W. KENYON, as Co-Trustees of THE MORTON L. KENYON
TRUST AGREEMENT under agreement dated December ! 1, 1998, with an address at 17 New Shore Road,
Waterford, CT 06355, party of the second part,
WITNESSETH, that the pETty of the first pa~rt, by virtue of the power and authority given in and by said

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOG£TH£R with the appurtenances and all the estate and rights of the party of the first pan in and to
said premises,
TO H/I V£AND IY7 HOLD the premises herein granted unlo the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way what~ver, except as aforesaid,
AND the party of the first part, in compliance with Section 13 of lbo Lien Law, covenants that the party
'of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, upon propertyof Edward P. Chapman, now deceased, shown upon a certain map
surveyed July, 1934, by A.G. Finnie, and on said map given a certain number, said parcel being lot
designated as Lot 3A, together with a dwelling house and other buildings and improvements situated
upon said lands, together with all personal property belonging to the Estate of Edward P. Chapman such
as furniture and furnishings situated in and upon the buildings of the tract hereby conveyed, the said
parcel of land is described as follows: Said parcel being situate on Fisher's Island, Town of Southold,
Suffolk County, New York, starting at a point which is the following courses and distances from a point
or marker on the northerly side of a street known as Alpine Avenue, and on the westerly side of a
private road designated as such on said Map of Property of Edward P. Chapman, which point is the
southeasterly corner of Lot 2A as designated upon said map, and extending thence N 54° 2' 45~ E the
distance of eighty-six and 26/100 (86,25) feet along the western side of said private road to another
marker placed as a bound; thence westerly along the southerly line of Lot 65, as shown upon said map,
the distance of fifty-eight and,07/100 (58.07) feet to the point or place of beginning;
THENCE, westerly along the southerly Une of lot 6A, as shown upon said map, the distance of
fifty-eight and 92/100 (58.92) feet more or less to a marker'end the southeast corner of Lot SA, as
shown upon said map;
THENCE, southerly along the eastern line of Lot 4A, as shown upon said map S. 44; 09' 30" W.
the distance of seventy-four and 60/100 (74.60) feet to the northerly line of Alpine Avenue'
THENCE southeasterly along the northern line of Alpine Avenue, the distance of forty-nine and
37/100 (49.,t7) feet more or less to the south westerly corner of Lot 2A, as shown on said map:
THENCE north easterly along the easterly line of Lot 2A, aS shown on said map N. Sir 45' 45" E, a
distance of eighty and 29/100 [g0.29) feet more or iess to the point or place of beginning.
