part by deed dated April 4, 1973 and filed in the Office of the Clerk of the
County of Suffolk on April 5, 1973 in Liber of Deeds 7373 at Pa~e 475.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Paradise Point,
Town of Southold, Suffolk County, New York bounded and described as
follows:
BEGINNING at a monument on the northerly line of land of Edward J.
Boyd, said monument also being the easterly extremity ora curve on the
southerly line of Robinson Road, a private road 50.0 feet in width; thence
from said point of beginning the following two (2) courses and distances
along the westerly and southerly line of land of Edward J. Boyd; (1) South
46 degrees 55' 50" West for a distance of 106.97 feet, (2) South 66 degress
57' 10" East for a distance of 577.27 feet to the high water mark of Shelter
Island Sound; thence southerly along the said high water mark of Shelter
Island Sound South 29 degrees 29' 50" West for a distance of 124.83 feet to
other land of the party of the first part; thence westerly and northerly along
said land of the party of the first part the following four (4) courses and
distances: (1) North 62 degrees 48' 40" West for a distance of 285.19 feet
(2) North 64 degrees 48' 00" West for a distance of 267.52 feet, (3) North 0
degrees 22' 20" East for a distance of 66.53 feet, (4) North 33 degrees 19'
30" West for a distance of 51.59 feet to the southerly line of aforesaid
Robinson Road; thence easterly on a curve to the lef~ having a radius of
200.0 feet for a distance of 145.82 feet to the monument at the point or place
of BEGINNING.
