party of the second pail,
WITNESSETH, that the party of the first part, to whom letters teslamentary were issued by the Surrogate's
Court, Suffolk County, New York on March 23, 2010 and by virtue of the power and authority given in and by
said last will and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of
Ten ($10.00) dollars, lawful money of the United States, paid by the party of the second part, does hereby grant
and release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Manor Place, in the Village of
Grcenport, Town of S6uthold, Suffolk County, New York, bounded and described as follows:
BEGINNING at a point on the southerly line of Manor Place, twenty (20) feet West of the Northwest comer of
lands of Eastern .Long Island Hospital and extendihg in a Southeasterly direction, one hundred sixteen and twenty-
five one-hundredths (116.25) feet; thence in a Southwesterly direction along lands of the Presbyterian parsonage,
one hundred ten (l 10) feet; thence in a Northwesterly direction along land of John H. Morell, fifty (50) feet;
thence along the same land in a Southwesterly direction, thirty-five (35) feet; thence in a Northwesterly direction
along lands of Holy Trinity Church, ninety-nine and ninety-eight one hundredths (99.98) feet to Manor Place,
thence along the Southerly line of Manor Place, one hundred fifty (150) feet to the point or place of
BEGINNING.
TOG ETHER WITH all the right, title and interest of the party of the first part, if any, to that section of land
situate at and beginning at the southeasterly comer of the above described properly and extended in a
southeasterly direction, fifty (50) feet, thence in a southwesterly direction sixty (60) feet, thence along lands of the
Presbyterian Church, fifty (50) feet, thence along the originally described land in a northerly direction sixty (60)
feet to the point of place of BEGINNING. Said P*c. emises being more particularly bounded and
described on Schedule A as attached hereto.
BEINGAND INTENDED TO BE the same premises conveyed in deed dated March 9, 1953 and recorded
on April 6, 1953 in Liber 3496, page 93.
TO HAVE,4ND TOHOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
firsl pan. will receive the consideration for this conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purpose of paying the costs of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
