in the Town of Southold, County of Suffolk, State of New York, bounded and

BEGINNING at a point on the easterly side of First Street distant 100.37 feet
northerly of the intersection formed by the northerly side of King Street and the
easterly side of First Street;
RUNNING THENCE North 6 degrees 59 minutes 10 seconds East along the
easterly side of First Street 100.33 feet to a point;
THENCE South 83 degrees 41 minutes 50 seconds East along land now or
formerly of Onody 51 feet more or less to the ordinary high water mark of
Peconic Bay;
THENCE in a southerly direction along the ordinary high water mark of Peconic
Bay 100 feet more or less to land now or formerly of Flurry;
THENCE North 83 degrees 41 minutes 50 seconds West along land now or
formerly of Flurry 71 feet more or less to the easterly side of First Street, the
point or place of BEGINNING.
