BARGAIN AND SALE DEED WITH RETAINED LIFE ESTATE
THIS INDENTURE, made as of November 11, 2010, between Jean C. Block sole
surviving tenant by the entirety, having an address at 330 Case Road, Cutchogue, NY 11935
("Grantor"),
and, Timothy Block having an address at 3905 Clove Ct., Seaford, NY 11783, Patrick Block
having an address at 191 East 5t~ St., Deer Park, NY 11729, and Jean C. Block, having an address
at 330 Case Rd., Cutcbogue, NY 11935 ("Grantees").
WlTNESSETH, that Grantor, in consideration
consideration, the receipt and sufficiency of which is
and release unto Grantees, and their heirs, executors,

of Ten Dollars and other valuable

administrators, successors and assigns
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in Cutchogue, Town of Southold, the County of Suffolk,
State of New York, designated on the Suffolk County Tax Map as District 1000, Section 116
Block 2 Lot 22.3, bounded Northerly by Case Road 225 feet; Easterly by Meadow Road 150
feet; Southerly by other land formerly of Ruth B. Case, 225 feet; and Westerly by land formerly
of Clifford Case 150 feet, together with the fight to use ( in common with others), of the Right of
Way described in Liber 3707 cp 194. The premises being more particularly bounded and
described as follows:
BEGINNING at the comer formed by the intersection of the southerly side of Case Road with
the westerly side of Meadow Lane;
RUNNING THENCE South 1'3 degrees 01 minute 40 seconds West, along the westerly side of
Meadow Lane, 150.00 feet to land now or formerly of Ruth Case;
RUNNING THENCE North 76 degrees 58 minutes 20 seconds West, along the last memioned
land, 225.00 feet to land now or formerly of Shalvey;
RUNNING THENCE North 13 degrees 01 minute 40 seconds East, along the last mentioned
land, 150.00 feet to the southerly side of Case Road;
RUNNING THENCE South 76 degrees 58 minutes 20 seconds East along the southerly side of
Case Road, 225.00 feet to the point or place of BEGINNING
Being and intended to be the same premises conveyed to Richard William Block and Jean Block
his wife, by deed dated January 6, 1979 and recorded February 6, 1979, in Liber 8579, page 96
in the Office of the Clerk, Suffolk County, NY.
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and
roads abutting said p.remises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in and to
said premises, ,
TO HAVE AND TO HOLD the premises herein granted unto Grantees, and their heirs,
executors, administrators, successors and assigns forever, subject to the following terms and
conditions,
GRANTOR RETAINS A LIFE ESTATE and reserves the right to use and occupy the
premises during the Grantor's lifetime. Said life estate shall be personal to Grantor, and shall not
be subject to assignment or lease.
Grantor is the owner of said premises. Grantor covenants that Grantor has not done or
suffered anything whereby said premises have been encumbered in any way whatever, except as
set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that she will receive
the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement before using
any part of the total of the same for any other purpose.
