WITNESSETH, that the party of the first part, in consideration of ten ($10.00) and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever, a 98% interest in and to
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being at Mattituck, Town of Southold, County of Suffolk and State of New York, known as and by Lot 55 on a certain
Map entitled MATTITUCK ESTATES, INC. and filed in the office of the Clerk of the County of Suffolk on September 8,
1965, as Map number 4453.
Premises are known as 500 Cardinal Drive, Mattituck, New York 11952.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated April 11, 1966,
and recorded in the Suffolk County Clerk's Office on May 4, 1966 in Liber 5951 of conveyances at Page 247.
This deed together with deed dated June 12, 2004 which was recorded at the Suffolk County Clerk's Office on June 16,
2004 in Libor 12325 at Page 141 and deed dated October 1, 2007 and recorded in the Suffolk County Clerk's Office on
October 19, 2007 in Libor 12527 at Page 69 constitutes ownership as follows:
Mark M. Piscitelli, as to a 99% interest, and Mark M. Piscitelli, LLC, as to a 1% interest.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and dghts
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or sbccessors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be
construed as if it read "parties" when ever the sense of this indenture so requires.
