Edward R. Grohoski alk/a J. Edward Grohoski, who died a resident of Suffolk County on
February 3, 2009 and whose will was admitted to probate by the Suffolk County Surrogate's Court
under file #2009-1307, residing at 1050 Bungalow Lane, Mattituck, New York 11952, .and 2894
Ashland Lane, North Port, Florida 34286, respectively, party of the first part, and
DEBORAH,,,LORENZO, residing at 25 Lourae Drive. Massapequa Park, New York 11762. party of
the second part.
WITNESSETH, that the party of the first part. in consideration of TWO HUNDRED TWENTY-FIVE
THOUSAND AND 00/100--($225.000.00)--Dollars. and other good and valuable consideration paid by the
party of the second pad, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate at Cutchogue, in the Town of Southold, County of Suffolk
and State of New York, being bounded and described as follows:
BEGINNING at a concrete monument set at the southwesterly corner thereof and at the point of intersection
formed by the intersection of the northerly line of Hain Road with the easterly boundary line of land now or
formerly of Edward Grathwohl and the westerly boundary line of the lands of Eliza Grohoski;
RUNNING THENCE in a general easterly direction along the northerly line of the said Hain Road, North 55
degrees 19 minutes 40 seconds East, a distance of 70.00 feet to a concrete monument;
RUNNING THENCE in a general northerly direction, North 42 degrees 29 minutes West, a distance of 274.40
feet to a concrete monument set on the southerly boundary line of lands of Ludwik Sawastynowicz;
RUNNING THENCE in a generally westerly direction along the southerly boundary line of the said Ludwik
Sawastynowicz South 55 degrees 00 minutes West, a distance of 69.80 feet to an iron pipe set on the easterly
boundary line of the land now or formerly of Grathwohl;
RUNNING THENCE in a generally southerly direction along the easterly boundary line of the land now or
formerly of Grathwohl, the following three courses and distances:
1) South 49 degrees 20 minutes 20 seconds East, 22.84 feet;
2) South 48 degrees 33 minutes 50 seconds East, ~.04.51 feet;
3) South 37 degrees 04 minutes 50 seconds East, 148.04 feet to the point or place of BEG[NN]~NG.
BEING AND INTENDED TO BE the same premises as described in deed made by John Kustra and Mary P.
Kustra, his wife, recorded 5/5/47 in Liber 2701 page 380.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever. . ~
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the impi'ovement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
