release unto the pady of the second pad, the heirs or successors and assigns of the pady of the second part
forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Greenport, Town of Southold, County
of Suffolk and State of New York, bounded and described as follows:
BEGINNING at the northwesterly corner of the land of Harry G. Steinmetz Estates;
RUNNING THENCE South 6 degrees 19 minutes 20 seconds West 108.75 feet;
THENCE Westerly at right angles to the last mentioned course Nodh 83 degrees 40 minutes 40 seconds West
125.00 feet;
THENCE North 6 degrees 19 minutes 20 seconds East 52.70 feet to a monument;
THENCE Easterly along the arc of a circle bearing to the right having a radius of 2782.0 feet a distance of
136.98 feet to the point or place of BEGINNING.
TOGETHER with the right of ingress and egress over the road or street abutting said premises to the nearest
public highway.
BEING and intended to be Lot No. 1 and the northerly one-half of Lot No. 2 on "Map of Greenport Shores,
Section One: as prepared by Otto W. Van Tuyl, Licensed Land Surveyor, Greenport New York and filed in the
Suffolk County Clerk's Office as Map No. 1759.
SUBJECT to Public Utility Easements.
SUBJECT to covenants and restrictions heretofore imposed by Greenport Shores, Inc. in other conveyances
of land located on the same map, as amended by an agreement dated September 2, 1952 recorded January
22, 1953 in Liber 3465 of conveyances at page 356 in the Office of Suffolk County Clerk, State of New York.
Being the same premises as described in Deed from Jack Kamaiko and Alfred J. Kron, parties of the first part
to Arthur J. Bennett and Loretta Bennett, his wife, parties of the second part, dated August 26, lg67 and
recorded in the Office of the Clerk of Suffolk County, New York, on September 5, 1967 in Liber 6214 page
451.
TOGETHER with all right, title and interest, if any, of the pady of the first part, in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appudenances, and
also all the estate which the said decedent had at the time of decedent's death in said premises, and also the
estate therein, which the party of the first part has or has power to convey or dispose of, whether individually,
or by vidue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second pad, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any pad of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
