230 Middleton Road, Greenport, NY, 11944
party of the first part,
JOYCE VINSON, residing at 531 East 20th Street, Apt, 7H, New York, NY, 10010
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and at Orient, Town of Southold, County
of Suffolk and State of New York, shown and designated on a map entitled, "Map of Fleetfield, Town of
Southold" as and by Lot Nos. 3 and 4, Section 1, which said map was filed in the Office of the Clerk of the
County of Suffolk as and by No. 1351 on the 6th day of February, 1942, said lots when taken together are
bounded and described as follows:
BEGINNING at a point on the northerly side of Bennett Road at the southwesterly end of the curve which
connects the westerly side of Middleton Road and the northerly side of Bennett Road;
RUNNING THENCE South 71 degrees 28 minutes 20 seconds West along the northerly side of Bennett
Road, 97.35 feet;
RUNNING THENCE North 16 degrees 01 minute 50 seconds West, 160.56 feet;
THENCE North 73 degrees 58 minutes 10 seconds East, 76.00 feet;
THENCE North 89 degrees 00 minutes 00 seconds East, 75.04 feet to the westerly side of Middleton Road;
THENCE South 01 degrees 00 minutes 00 seconds East along the westerly side of Middleton Road 126.34
feet to the northerly end of the curve first above mentioned.
THENCE Southerly along said curve bearing to the right having a radius of 20.00 feet, a distance of 25.30
feet to the northerly side of Bennett Road and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor by deed dated July 21,
1979 recorded in the Office of the Clerk of the County of Suffolk on July 30, 1979 in Liber 8666 at
page 504.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
tOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
