TOGETHER with all right, title and interest, if any, ol the party of the first p, ad' in and to any streets and roads

York, being bounded and described as follows:
BEGINNING at a point on the southerly side of Isabella Beach Road (Private
Road), said point being distant 1508.83 feet south of a point which is 996.63
feet West of a monument marking the U.S. Coast & Geodetic Survey
Triangulation Station "NIN", said point is also intersected by the northwest
corner of land now or formerly of Fishers Island Development Corp.;
RUNNING THENCE along lands now or formerly of Fishers Island
Development Corp., South 44 degrees 52 minutes 40 seconds East, 157.36 feet
to the shore of Block Island Sound;

Triangulation Station "NIN" (which said "NIN" monument is located near the
western end of a ridge overlooking the south shore of Fishers Island and on
the highest point between Chocomount and Mount Prospect and lies South 45
degrees 17~minutes 26 seconds East of North Dumpling Light in Fishers Island
Sound); and
RUNNING THENCE along the southerly side of said road North 83 degrees
55 minutes 20 seconds East, 117.00 feet to a stake marking a point of curve to
the right whose radius is 112.67 feet and the direction of whose radius at that
point is SoUth 06 degrees 04 minutes 40 seconds East;
THENCE eastwardly following the arc of said curve, 94.12 feet to a stake;
