TO HAVE AND TO HOLD the premises herein granted unto Grantee, the heirs and
assigns forever.
AND Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.

ALL that certain plot piece or parcel of land, situate, lying and being in the Town of Southold,
Suffolk County, State of New York, being a part of that portion of fishers Island sometimes called
the "Park" lying eastedy of the following line, viz:
BEGINNING at the southeasterly corner of land now or formerly of the United States, known as
the Fort H.G. Wright Military Reservation, Nount Prospect Tract, on the shore of 8lock Island
Sound or the Atlantic Ocean (as said Tract was constituted prior to the extension thereof by the
acquisition of add~lonal lands in condemnation prooaedings instituted In 1942; and
RUNNING THENCE northerly following the east boundary of the said tract of land now or formerly
of the United States (as same was constituted prior to the extension thereof) to the southerly line
of East End Road (sometimes called Odental Avenue) and which point is the northeasterly corner
of said tract of land now or formerly of the Un[ted States (as same was constituted prior to such
extension thereof);
THENCE crossing the East End Road and following the same course as the last to the shore of
West Harbor or Rshers Island Sound;
SAID lot or parcel of land being bounded and described as follows:
BEGINNING at a stone monument on the northeasterly line of a private roadway of Fishers Island
Estates [nc., ar0 feet wide, satd mon-ment being 67.~O feet south of a point which is 3583.13
feet west of another monument marking the U.S. Coast and Geodetic Survey Triangulation
Station "N[N" (which said "NTN" monument is located near the western end of a ridge
overlooking the south shore of Rshers Island and on the highest point between Chocomount and
Hount Prospect and lies South 45 degrees ~.7 minutes 26 seconds East of North Dumpling Light
in Rshers [sland Sound);
THENCE RUNNZNG North 20 degrees 58 minutes 20 seconds East, 143.39 feet;
THENCE North 12 degrees 52 minutes 40 seconds West, 187.~,0 feet tx) the shore of West
Harbor;
THENCE with the meanders of the shore of West Harbor North 26 degrees 4 minutes East, 97.70
feet and South 61 degrees 29 minutes East, 89.40 feet;
THENCE South 48 degrees 10 minutes 30 seconds East, 206.83 feet;
THENCE South 33 degrees 58 minutes 30 seconds East, 87.86 feet;
THENCE South 68 degrees 43 minutes 18 seconds East, 61.4t feet;

another private road of Fishers Island Estates, [nc., 40 feet wide;

roadway, 365.25 feet to a point of curve;

beadng to the left (whose radius is 601.40 feet and the direction of whose radius at that point is
South 79 degrees 19 minutes 40 seconds East), a distance of 67.74 feet to the northerly side of
the first above menUoned roadway;
THENCE westerly and northwesterly along the northerly and northeasterly side of said roadway

1. North 78 degrees 03 minutes 50 seconds West, 54.42 feet to a point of curve;
Along the arc of said curve bearing to the right (whose radius is 105.56 feet and the
direction of whose radius at that point is North 63 degrees 0]. minute ~.0 seconds East), a
distance of 94.11 feet;
3. North 26 degrees 58 minutes 50 seconds West, 112.30 feet to a point of curve; and
