ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the
Town of Southold, at Greenport, County of Suffolk and State of New York being known and designated as part of lot no.
180 on a certain map entitled, "Map of Beebe Estates" filed in the Office of the Clerk of the County of SuffoLk on
8/10/1838, as map no. 9, said part of lot being bounded and described as follows:
BEGINNING at a point on the easterly side of Third Street, said point being distant 117.50 feet northerly from its
intersection with South Street;
THENCE from said point of beginning, along the easterly side of Third Street, north 6 degrees 50 minutes west, 40.00
feet to lands now or formerly of Brooks;
THENCE along said lands, north 83 degrees 16 minutes 40 seconds east, 150.39 feet to lands now or formerly of
Robinson;
THENCE along said lands and lands now or formerly of Goldin, south 6 degrees 48 minutes 40 seconds east, 50.74 feet
to lands now or formerly of Geicas;
THENCE along said lands and along lands now or formerly of Ruther, south 83 degrees 41 minutes 50 seconds west,
100.37 feet to a point and lands now or formerly of Rhodes;
THENCE along said lands the following two courses and distances:
1) north 6 degrees 50 minutes west, 10.00 feet;
2) south 83 degrees 16 minutes 40 seconds west, 50.00 feet to the easterly side of Third Street, the point or place of
BEGINNING.
Being and intented to be the same premises as was conveyed to the party of the first part by Deed dated 4/27/2001 and
recorded in the Office of the Clerk of the County of Suffolk on 5/2/2001 under Liber D00012116 and Page 435.
Said premises being also known as 312 Third Street, Greenpon, New York.
TOGETHER with all right, title and interest, ff any, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a mst fund to be applied
ftrst for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
Thc word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
