THIS INDENTURE, made the 23~'~J'day of September, Two Thousand Ten
BETWEEN
EDITH SHERWOOD, residing at 236 Sixth Avenue, Greenport, New York ! 1944,
party of the first part, and
JOHN SHIPMAN SHERWOOD, residing at 236 Sixth Avenue, Greenport, New York 11944,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby remise, release and quitclaim unto
the party of the second part, the heirs or successors and assigns of the party of the second part
forever, her one-half interest in and to
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected, known
and designated as Lot Number One Hundred Ten (110) on a certain map entitled Subdivision
Map, part of Estate of Thomas F. Price, Sr., situate at Greenport, Town of Southold, County of
Suffolk and State of New York, which map is made by Otto W. Van Tuyl, dated November 29th,
1927, and filed in the Office of the Clerk of Suffolk County, New York, which lot is bounded on
the north by Lot Number One Hundred Nine (109); on the east by land formerly of Nathan
Kaplan; on the south by Lot Number One Hundred Eleven (111), now or formerly owned by
Henry Minch and Caroline Minch; on the west by Sixth Avenue.
And it is understood and agreed by the parties of the second part that certain streets shown on the
above said Subdivision Map and known as Oak Street, Maple Street, West Street and Seventh
Avenue and running to the property of the Union School District No. 10 on the westerly side of
the said Subdivision Map have been closed at the junction with the said Union School District
No. 10 property and that they are Dead End Streets.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated August 16, 1949, and recorded in the Suffolk County Clerk's Office on August 17,
1949, in Liber 2982, Page 139.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
/~ND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose. The word "party" shall be
construed as if it read "parties" whenever the sense of this indenture so requires.
