Village of Greenport, Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of Carpenter Street, where the same is intemected by the southerly line of
land now or formerly of Bond, said point being distant 103.65 feet southerly as measured along the easterly side of
Carptenter Street from the comer formed by the intersection with the southerly side of Sterling Avenue;
RUNNING THENCE along said land of Bond, North 82 degrees 36 minutes 50 seconds East, 98.72 feet to land now or
formerly of Montgomery;
THENCE along said last mentioned land South 2 degrees 52 minutes 30 seconds East, 7.0 feet;
THENCE along said land now or formerly of Damalas and Moraifis, South 14 degrees 39 minutes 50 seconds East 26.23
feet to land now or formerly of Hughes;
THENCE along said last mentioned land, South 82 degrees 36 minutes 50 seconds West, 101.77 feet to the easterly side

Being and intgated to be the same premises as was conveyed to the party of the first part by Deed dated 8/11/1999 and
recorded in the Office of the Clerk of the County of Suffolk on 8/3111999 under Liber D00011986 and Page 157.
Said premises being also known as 508-510 Carpenter Street, Greenport, New York.
TOGETHER with all right, tide and interest, ff any, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and fights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not dune or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the fight to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and ~ill apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
