JAME~ J. KREH, residing at 1500 Challenger Avenue, Davenport, Florida 3389, party of the first
part, and
JAMES J. KREH and EILEEN C. KREH, as Co-Trustees of the JAMES J. KREH FAMILY
TRUST, dated March 7, 2008, residing at 1500 Challenger Avenue, Davenport, Florida 33897,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.00)--dollars, and other
good and valuable consideration paid by the pady of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,
Ali that certain plot, piece or parcel of land, situate, lying and being at Mattituck, in the Town of
Southold, County of Suffolk and State of New York, being bounded and described as follows:
BEGINNING at a monument set on the comer formed by the intersection of the northerly line of
Main Road, being known as New York State No, 25, as widened in 1957, with the westerly line of
Factory Avenue; running thence South 54 degrees 2 minutes 20 seconds West along said northerly
line of Main Road 53.37 feet to a monument and land of the Tidewater Oil Company, Inc.; thence
North 18 degrees 10 minutes West along said last mentioned land 110.82 feet to a monument and
land now or formerly of Mattituck Trucking Company, Inc.; thence North 70 degrees 43 minutes
East along said last mentioned land 51.88 feet to a monument set in the westerly line of Factory
Avenue; and thence South 17 degrees 32 minutes East along the westerly line of Factory Avenue
95.52 feet t the point or place of beginning.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
November 10, 1965 and recorded in the office of the Clerk of the County of Suffolk on December 10, 1965 in
Liber 5879 page 494.
TOGETHER.with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the pady of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word 'pads shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
