THE FIRST PART and GARY STEINFELD AND MARY-GRACE STEINFELD,
husband and wife, residing at 385 Grathwohl Road, P. O. Box 157, New Suffolk, New
York 11956, PARTIES OF THE SECOND PART
WITNESSETH, that the party of the first part, in consideration of ONE
DOLLAR AND OTHER GOOD AND VALUABLE CONSIDERATION paid by the
parties of the second part do hereby grant and release unto the parties of the second part,
their heirs and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at New Suffolk in the Town of
Southold, County of Suffolk and stae of New York being more particularly bounded and
described as foIIows:
"BEGINNING at a point on the Wes'terly side of Grathwohl Road, distance
226.52 feet Northerly from the comer formed by the intersection of the Northerly side of
New Suffolk Avenue with the Westerly side of Grathwoht Road;
"RUNNING THENCE North 87 degrees 51 minutes 00 seconds'West along land
now of (sic---or) formerly of John F. McDermott and Diane M. McDermott, 190.22 feet
to the land now formerly of William H. Corwin, John H. Corwin and William Harley
Corwin;
"THENCE along last mentioned land the following two courses and distances:
"1. North 01 degrees 45 minutes 30 second East, 169.35 feet;
"2. North 64 degrees 40 minutes 30 seconds West, 135 feet to a pond;
"RUNNING THENCE Northerly along the Pond and land now or formerly of
John L. Wickham, Thomas H. Wickham and Pamel Wickham-Searl along a tie line
bearing North 18 degrees 33 minutes 23 seconds East, a distance of 262.22 feet to land
now or formerly of John L. Wickham, Thomas H. Wickham and Pamel Wickham Searl;
"THENCE South 89 degrees 49 minutes 00 seconds East, along last mentioned
land, 250.00 feet to the Westerly side of Grathwohl Road;
"THENCE South 03 degrees 25 minutes 10 seconds West, 380.60 feet;
"THENCE South 02 degrees 09 minutes 00 seconds West, still along the Westerly
side of Grathwohl Road, 102.09 feet to the point or place of BEGINNING.
"BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated 6/5/76 and recorded in the Suffolk County Clerk's Office on
6/7/76 in Liber 8045 of deeds at page 455.
BEING AND INTENDED TO BE the same premises conveyed to MYLES
MAHONEY by deed of Elizabeth L. Diefendorf dated April 16, 2002 and recorded in the
Suffolk County Clerk's Office on June 6, 2002 in Liber 12190 of deeds at page 87.
PREMISES COMMONLY KNOWN AS "385 GRATHWOHL ROAD, NEW
SUFFOLK, NEW YORK".
TOGETHER with all right, title and interest, if any, of the party of the first part
in and to any streets and roads abutting the above described premises to the center lines
thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of
the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the parties of the
second part, GARY STEINFELD AND MARY-GRACE STEINFELD, husband and
wife, as tenants by the entirety, their heirs and assigns forever.
AND the said party of the first part covenants that he has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that he will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other
purpose.
IN WITNESS WHEREOF, the party of the first part has hereunto set his hand
and seal the day and year first above written.
