WITNESSETH, that the party of the first part, in consideration ofTen Dollars, lawful money of the
United States, paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York, at Fleets Neck, near
Cutchogue, bounded and described as follows: BEGINNING at a monument at the intersection of the
southwesterly line of Pine Wood Road with the northwesterly line of Southern (South) Cross Road; running
thence along the said northwesterly tine of Southern (South) Cross Road, South 57 degrees 42 minutes 00
seconds West 140 feet to a monument and land now or formerly of Jennie Fisher; running thence along said land
of Fisher North 35 degrees 43 minutes 50 seconds West 100.18 feet to a monument and land now or formerly of
Raymond R. Huntington or Fleet; running thence along said land North 57 degrees 42 minutes 00 seconds East
140 feet to the southwesterly line of Pine Wood Road; running thence along the southwesterly line of Pine Wood
Road South 35 degrees 43 minutes 50 seconds East 100.18 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed to the grantor her~in by deed dated
September 18, 1981 and recorded in the Office of the Suffolk County Clerk on December l 1, 1981 in Liber 9116
page 38.
Said premises also known as 840 Pinewood Road, Cutchogue, New York (SCTM# 1000-11000-05.00-025.000).
THE GRANTOR RESERVES THE RIGHT to use and occupancy of the premises during the
Grantor's lifetime as a legal life estate, with the Grantor to pay for all maintenance and repairs, insurance charges
and taxes relating to such premises.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VEAND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a tnlst fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
