the pady of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Southold, Town of Southold, Suffolk County, New York, being more particularly bounded
and described as follows:
BEGINNING at a monument on the northwesterly line of a 25 foot right of way known as "Memorial Park Lane"
300 feet southerly along said line from its intersection with the southerly line of "Lehr Lane"; from said point of
beginning running thence along "Memorial Park Lane" and land now or formerly of Gordon South 49 degrees
55 minutes 00 seconds East 71.23 feet; thence along said land now or formerly of Gordon the following five
courses and distances: (1) South 32 degrees 30 minutes West 45 feet; thence (2) North 60 degrees 11
minutes 10 seconds West 28.30 feet; thence (3) South 44 degrees 02 minutes West 59.83 feet; thence (4)
South 29 degrees 48 minutes 50 seconds West 53.86 feet; thence (5) South 45 degrees 25 minutes 30
seconds West 70.82 feet to Southold Park District; thence North 22 degrees 05 minutes 50 seconds West

SUBJECT to rights-of-way for purpose of ingress and egress to lot owners to the west of the premises
described herein over "Park Place" and "memorial Park Lane".
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed made by
RALPH E. LAVINIA and ROBERT JOSEPH LAVINIA, as Trustees of the Ralph E. Lavinia Revocable Trust
dated April 29, 1993, which said deed was dated March 13, 1998 and recorded in the Suffolk County Clerk's
Office on April 3, 1998 in Liber 11886 at Page 684.
TOGETHER with all right, title and interest, if any, of the party of the first pad in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appudenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
