WlTNESSETH, that the party of the first part, in consideration of ten ($10.00) dollars paid by the party of the second
part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever,
ALL that certain plot, piece or parcel of land situate, lying and being at Southold, in the Town of
Southo}d, Suffolk County, New York, more particularly shown and designated as Lot No. 3 in Block 5
on a certain map entitled "Map of Beixdon Estates, Town of Southold, Suffolk County, N.Y., property
of Grace R. Nickles" surveyed by Otto W. Van Tuyl, licensed surveyor, Greenport N.Y. March 5th, 1946
and filed in the Suffolk County Clerks Office the i 6th of March 1946 as and by Map No. 1472, which said
land is more particularly bounded and described as follows:
BEGINNING at an iron pipe set in the southerly line of Orchard Road distant 102.79 feet westerly from
a monument set on the comer formed by the intersection of the southerly line of Orchard Road with the
westerly line of Arshamomaque Avenue;
RUNNING THENCE South 16 degrees 15 minutes 10 seconds East along the division line between Lot
3 and 4 in Block 5 on said map I 16 feet to an iron pipe;
THENCE South 73 degrees 44 minutes 50 seconds West along the division line between Lot 3 and 5 in
Block 5 on said map 91.63 feet to an iron pipe;
THENCE North 26 degrees 13 minutes 00 seconds West along the division line between Lots 2 and 3
in Block 5 on said map 117.79 feet to an iron pipe set in the southerly line of Orchard Road; and
THENCE North 73 degrees 44 minutes 50 seconds East along the southerly line of Orchard Road 112
feet to the point or place of BEGINNING.

BEING AND INTENDED TO BE the.same premises conveyed to the party of thc first part herein by
deed dated 8/10/1982 and recorded 8/17/1982 in Liber 9227 at Page 418 made by Edna M. Kennedy, as
surviving tenant by the entirety.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AN D TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the rig ht to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The
word "party" shall be construed as if it read "parties" when ever the sense of this indenture so requires.
