release unto the party of the second part, the heirs or successors and assigns of the party of the second part

situate, lying and being in the Town of Southold, County of Suffolk and State of New York.

Being and intended to be,~the same premises conveyed to the party of the first part by deed dated July 21,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situated, lying and being at Southold in the Town of Southold, County of Suffolk and
State of New York being known and designated as Lot ONE as shown on a certain filed map
entitled "Map of Karen L. Miller also known as Karen Mazzaferro" as filed in the Office of the
Clerk of Suffolk County on July 19, 2010 as filed map number 11776 being more particularly
bounded and described as follows:
BEGINNING at a point on the Easterly side of Horton's Lane which said point is 1,093.31 feet
Southerly from the extreme Southerly end of a curve that connects Southerly side of North Road,
County Road 48 with the Easterly side of Horton's Lane as measured along the Easterly side of
Horton's Lane; said point also being at the intersection of the division line between the Northerly
side of the premise about to be described with the land formerly of Conway, land now or
formerly of Anthony Abruzzo and Debra Abmzzo intersect the Easterly side of Horton's Lane;
RUNNING THENCE from said point of beginning along land now or formerly of Anthony

RUNNING THENCE along Lot Three the following two (2) courses and distances:
(1) South 18° 18' 20" East 107.71 feet;
