BEING AND INTENDED TO BE the same p~emises conveyed to the party of the first part
by deed dated Decembi:r 9, 2004 recorded in the Suffolk County' Clerk's Office on January 8,
2005 in Liber 12364 at Page 889.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first pan, in compliance with Section 13 of the Lien Law, covenants
that thc party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for lhe purpose of paying the
cost of the improvement and will appty the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Incorporated Village of Greenport, Town
of Southold, County of Suffolk and State of New York, known and designated as Lot 5
on a certain map entitled, "Map of Sterling Manor," and filed in the Suffolk County
Clerk's Office on June 18, I873 as Map no. 53, said lot being bounded and described as
follows:
BEGINNING at a point on the northerly side of Bridge Street where same is intersected
by the division line between lots 4 and 5 on said point being distant 192.27 feet,easterly,
as measured along the northerly side of Bridge Street, from the comer formed by the
intersection with the easterly side of Main Street;
RUNNING THENCE along said division line North 17 degrees 47 minutes 50 seconds
west, .140.56 feet to the southerly line of land shown on the map of Sixty Lots at
Greenport belonging to John G. Champlain (filed in the Suffolk County Clerk's Office on
October 23, 1873 as Map n°. 337);
RUNNING THENCE along the last mentioned map line North 74 degrees 06 minutes 20
seconds East, 40.00 feet to the westerly line of Lot 6 on the aforesaid Map of Sterling
Manor;
RUNNING THENCE along Lot 6 aforesaid South 17 degrees 54 minutes 20 seconds
East, 140.57 feet to the northerly line of Bridge Street;
RUNNING THENCE along the northerly side of Bridge Street, South 74 degrees 07
minutes 00 seconds West, 40.27 feet to the point or place of BEGINNING.
