THIS iNDENTURE, made the [0 day of December 2009, between

York 10965 and 215-05 27th Avenue, Bayside, New York 11360, respectively, party of ,

Harry N. Demakis, of 176 Fairview Avenue, Pearl River, New York 10965, party of the
second part.
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and No
Cents ($10.00), lawful money of the United States, paid by the party of the second part,
does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the- See Schedule A
"The premises herein described are and inlended to be the same as lhose described in
deed dated 08/12/99, recorded on 10/01/99 in Liber 11992 Page 510."
The premises being known as 52325 Rte 48, Southold, New York. Unit 27.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party ofti~e first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid,
AND the party of the first pm't, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.

SCHEDULE A
The Condominium Unit (hereinafter referred to as the "Unit")known as Residential
Unit 27 in the Building (hereinafter referred to as the "Building") known as The North
Fork Beach Condominium in the County of Suffolk and State of New York said Unit
being designated and described as Residential Unit No. 27 in a certain Declaration
dated 7-8-85 , made pursuant to Article 9-B of the Real Property Law of the State of
New York (hereinafter referred to as the "Condominium Act") establishing a plan for
condominium ownership of the Building and the Land (hereinafter referred to as the
"Land") upon which the Building is situated (which Land is more particularly described
in the Declaration recorded in the Office of the Clerk of the County of Suffolk, on
7-12-85 in Liber 9829 Page 142 (which Declaration and, and amended by Amended
Declaration in Liber 9933 Page 468 if any, are hereinafter collectively referred to as
