3/20/08, recorded by the Clerk of the County of Suffolk on 3/27/08 in Liber12545
Cp.585, and from Maureen M. Mooney by deed dated 3/20/08 and recorded on 3/27/08 in
liber 12545 cp, 587, and by deed from Kiernan Mooney and Brendan Mooney by deed dated
3/20/08and recorded on 3/27/08 in liber 12545 cp. 586 and by deed dated 1/25/08
made by Leonard J. Llewellyn, Jr. and Marjory E. Llewllyn, and recorded 3/07/08 in
Liber12543 cp 141.
TOGETHER with ail right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AN D the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises
have been encumbered in any way whatever, except as aforesaid.
AN D the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive
the consideration for this convi~yance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of

All that certain plot, piece or. parcel of land, situate, lying and being in the Town of Southold, County
of Suffolk and State of New York being more particularly bounded and described as follows:
Beginning at a point on the souflaeasterly side of Main Road (N.Y. State Rte 25) where ttie same is
intersected by land now or formerly of Six Kings, LLC, said point or place of beginning being also
distant 508 feet more or less northeasterly as measured along the southeasterly side of Main Road
-(N. YiS. Rte 25) from the comer formed by the intersection of the southeasterly side of Main Road '
(N.Y.S. Rte 25) with the easterly side of Bay Avenue;
Running thence from said point or place of beginning along the southeasterly side of Main Road
(N.Y.S. Rte 25) the following two (2) courses and distances:
1) Ndrth 46 degrees 45 minutes 00 seconds East 89.04 feet;
2) North 44 degrees 56 minutes 00 seconds East 164.79 feet to land now or formerly of Alan A.
