759.53 feet from a point formed by the intersection of the southerly line of Bay Water Avenue
and the easterly line of Nokomis Road;
THENCE North 84 degrees 21 minutes East a distance of 270 feet along N/OfF Harding to a
monument;
THENCE South 5 degrees 45 minutes East a distance of 215.72 feet along property N/OfF
Mackenzie to a monument along the northerly line of Hiawatha's Path;
THENCE South 84 degrees 21 minutes West along the northerly line Df Hiawatha's Path a
distance of 171.1 feet;
THENCE North 85 degrees 50 minutes West along the northerly line of Hiawatha's Path a
distance of 100.4 feet to a monument at the intersection of the easterly line of Nokomis Road
and the northerly line of Hiawatha's Path;
THENCE along the easterly line of Nokomis Road North 5 degrees 45 minutes West a distance
of 198.6 feet to a monument at the point or place of BEGINNING.

recorded 8/26/1983 at Liber 9412 page 346-349, and as to the northern portion, the same
premises described in Deed dated 12/29/1983 at Liber 9484 page 587-588 recorded 12/30/1983
and Deed dated 9/7/1944 recorded 1/22/1946 at Liber 2522 page 383-385.
Premises known as Suffolk County Tax Map No. 1000-07800-0300-026.000. with address 865
Nokomis Road, Southold, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting thc
above described premises to the center lines thereof; TOGETHER with the appurtenances~ and also all the estate which the said
tecedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has
>ower to convey or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the
~remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises
have been incumbered in any way whatever, except as aforesaid.
AND the p~--ly of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read *'parties" whenever the sense of this indenture so requires.
