party of the second part,
WITNESSETII, that the party of the first pan, in consideration of NO CONSIDERATION dollars paid by
the party of the second part, does hereby grant and release unto the party of thc second part, the heirs or successors
and assigns of the party of the second pan forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, bounded and described as
follows:
The point of beginning is ascertained as follows:
BEGINNING at a concrete monument, marking the comer formed by the intersection of the northerly side of North
Sea Drive with the easterly side of Kenney's Road;
THENCE RUNNING south 39 degrees 24 minutes 00 seconds west, 50.22 feet to the westerly side of Kenney's
Road;
THENCE RUNNING north 40 degrees 53 minutes 00 seconds west 193.38 feet along the westerly side of Kenney's
Road to the point therein where the northerly side of Leeton Drive intersects same;
THENCE RUNN1NG south 45 degrees 35 minutes 30 seconds west along said northerly side of Leeton Drive, 1150
feet to the point or place of beginning of the premises hereby described;
RUNNING THENCE fi-om said point of beginning, north 44 degrees 24 minutes 30 seconds west 210 feet to the
mean high water line of Long Island Sound;
THENCE along said mean high water line of Long Island Sound, a tie llne course and distance of south 43 degrees
52 minutes 20 seconds west 100.05 feet;
THENCE south 44 degrees 24 minutes 30 seconds east 207 feet to the northerly side of Leeton Drive;
AND THENCE RUNNING along said northerly side of Leeton Drive, north 45 degrees 35 minutes 30 seconds east
100 feet to the point or place of BEGINNING.
Being and intended to be the same premises known as 1200 Leeton Drive, Southold, New York 11971 and
conveyed to the parties of the first part by deed dated November 12, 1964 and recorded in the Office of the
Clerk of the County of Suffolk on November 18, 1964 in Liber 5653, Page Numbers 346 and 347.
TOGETHER with all fight, title and interest, if any, of the party of the first pan in and to any sweets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of~e second parl, the heirs or successors
and assigns of the party of the second part forever.
AND the parry of the fin'st part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the f~rst part, ia compliance with Section 13 of the Lien Law, covenants that the party of the first
part wilt receive the consldemtion for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied th'st for the purpose of paying the cost of the improvemem and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
