as follows:
BEGINNING at a monument on the southerly side of the Main Road at the northeasterly corner of land of Everett
Vail and the northwesterly corner of the premises herein described said point of beginning being about 1550 feet
easterly along said southerly line from Bay Avenue; from said point of beginning running along said southerly line of
the Main Road, South 80 degrees 58 minutes 40 seconds East 98.50 feet to a monument and the westerly line ora
16.5 foot right of way; thence along said Westerly line of said 16.5 foot right of way South 23 degrees 20 minutes 10
seconds East 221.90 feet to a monument 85 degrees 16 minutes 00 seconds West 182.08 feet to a monument and said
land of Vail; thence along said land of Vail, North 1 degree 00 minutes 00 seconds West 204.32 feet to the point or
place of BEGINNING.
TOGETHER with all of the right, title and interest of the party of the first part of, in and to said 16.5 feet right of way
lying adjacent to said premises on the East; and to the Main Road lying adjacent to said premises on the North to the
center line thereofi
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated June 28,
1963. and recorded on July 29, 1963 in Liber 5387 page 412 in the Office of the Clerk of the County of Suffolk.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises,
TO HA VEAND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
,4ND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
.dND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total oflhe same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
