bounded and described as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed, dated May
23, 2002 and recorded in the Office of the Suffolk County Clerk on August 1, 2002 in Liber 12200 page 703.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AN D the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any pad of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

BEGINNING at a stone monument on the Northeasterly tine of Oriental Avenue, said monument being located 534.11
feet North of a point which is 626.26 feet East of another monument marking the U.S. Coast and Geodetic Survey
Triangulation Station "PROS" and;
THENCE RUNNING North 23 degrees 30 minutes 00 seconds West 255.61 feet to a monument;
THENCE continuing North 23 degrees 30 minutes 00 seconds West 209.00 feet to an iron pipe at the Shore of West
Harbor;
RUNNING THENCE Southwesterly following the meanders of said shore line about 117 feet:
THENCE South 23 degrees 30 minutes 00 seconds East 195.90 feet to a railroad spike;
THENCE North 65 degrees 27 minutes 10 seconds East 17.48 feet;
THENCE South 24 degrees 32 minutes 50 seconds East 37.00 feet to an iron pipe;
THENCE North 82 degrees 49 minutes 10 seconds East 76.20 feet to an iron pipe;
