WITNESSETH, that the party of the first part, in consideration of ten ($10.00) dollars paid by the party of the second
part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever,
ALL that certain plot, tract or parcel of land, with the buildings and improvements thereon, situate at Mattituck, in
the Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument set on the northerly side of Sound Avenue at the southwest corner of the premises
herein described adjoining land of Wolgo; running thence North 19 degrees 06 minutes 50 seconds West, along
said land of Wolgo 205 feet to land of Harry and Mary Alderman; running thence along said land of Alderman North
80 degrees 49 minutes East 91.08 feet to a monument and land of Stanley Pylko; running thence along said land
of Stanley Pylko South 19 degrees 08 minutes 20 seconds East 202.48 feet to a concrete monument and the
northerly side of Sound Avenue; run ning thence along the northerly side of Sound Avert ue 2 courses and distances
as follows: (1) South 75 degrees 00 minutes West, 45.90 feet; thence (2) South 83 degrees 41 minutes 30 seconds
West, 45.10 feet to a monument and the point or place of BEGINNING.
TOGETH ER with all the right, title and interest of the party of the first part of, in and to that portion of Sound Avenue
adjacent to said premises to the center line thereof.
SUBJECT to an eight (8) foot right of way running along the easterly line of said premises as contained in an
I ndentu re bearing date March 15, 1950 from Clifford A. Penny and Anna G. Penny, his wife, to Harry Alderman and
Mary Alderman, his wife, recorded in Suffolk County Clerk's Office in Liber 3055 page 303 on March 16, 1950.
Being and intended to be the right-of-way conveyed by Harry Alderman and Mary Alderman, his wife, to Joe
Michalecko by deed dated January 2, 1957 and recorded in Suffolk County Clerk's Office in Liber 4277 page 01.
Premises known as: 11175 Sound Avenue, Mattituck, New York 11952.

RESERVING HOWEVER, a legal life estate to PAUL P. MICHALECKO and MARY MICHALECKO, in and to
that interest in the premises conveyed herein to JENNIFER MICHALECKO.
BEING AND INTENDED TO BE the premises heretofore conveyed to the party of the first part by deed dated April
17th, 1961 from Joe Michalecko and recorded in the Suffolk County Clerk's Office on April 26th, 1961 in Liber 4978
at Page 69;
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The
word "party" shall be construed as if it read "parties" when ever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above written.
