WITNESSETH, that the party of the first part, in consideration of TEN dollars and other good and valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Southold, in the Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a point on the northerly side of Soundview Avenue where the same is intersected by the
westerly side of land now or formerly of Werner Rosenberg;
RUNNING THENCE South 74 degrees 00 minutes West along land formerly of Swartwout, 110.0 feet to
ordinary high water mark of Long I~land Sound;
RUNNING THENCE easterly along said ordinary high water mark of Long Island Sound, a tie-line course of
North 74 degrees 28 minutes 20 seconds East, a distance of 58.09 feet to the westerly side of said land now
or formerly of Werner Rosenberg;
RUNNING THENCE along said land now or formerly of Werner Rosenberg the following two courses and
distances:
(1) South 30 degrees 02 minutes 20 seconds East a distance of 87.0 feet, and
(2) South 16 degrees 00 minutes 00 seconds East, a distance of 25.0 feet to the northerly side of
Soundview Avenue and the point or place of beginning, said description being according to survey
by Van Tuyl and Son, Licensed Land Surveyors, dated August 19, 1971.
Said premises known as 219~5 Soundview Avenue, Southold, NY 11971
Being and intended to be the same premises as conveyed to the party of the first part by deed, dated August
'28, 1986, recorded September 19, 1986 in Liber 10127 in page 219 in the Suffolk County Clerk's Office.
The grantors, Billie Goldman and Sander Goldman herein reserve a life estate for themselves or survivor
between them for their exclusive life use and occupancy.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever·
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the Same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
