Avenue, Greenport, New York 11944,
party of the first part, and
JUNE A. HARRIS, residing at 212 Knapp Place, Greenport, New York 11944, SUSAN
M. FORE, residing at 241 White Farm Road, Oriental, North Carolina 28571, GEORGE
W. HUBBARD, JR., residing at 208 Manor Place, Greenport, New York 11944, LINDA
J. DICKSON, residing at 97 Camille Lane, East Patchogue, New York 11772, and

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being in the Village of Greenport, Town of Southold, County of Suffolk
ahd State of New York, bounded and described as follows:
BEGINNING at a point on the northerly line of Central Avenue adjoining the land now
or formerly of Salem R. Davis; and
RUNNING THENCE northerly by land last mentioned one hundred and twelve (112)
feet, more or less, to land now or formerly of Samuel E. Webb;
THENCE westerly by land last mentioned forty-six feet eight inches (46 feet 8 inches) to
land of Leander V. Beebe Estate;
THENCE southerly by land last mentioned, one hundred and eighteen (118) feet, more or
less, to the northerly line of side of said Central Avenue; and
THENCE easterly by the northerly line or side of said Central Avenue fifty-two feet ten
inches (52 feet 10 inches) to the point and place of BEGINNING.
ALSO, ALL that tract or parcel of land, situate in the Village of Greenport, Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
On the North fifty-four feet and two inches (54 feet 2 inches) by Ludlam Place;
On the East ninety-three feet and seven inches (93 feet 7 inches), by land now or
formerly of Lillian H. Brown;
THENCE southerly thirty feet and eight inches (30 feet 8 inches) by land now or
formerly of Mike Mirandi;
THENCE easterly five feet and four inches (5 feet 4 inches) by land now or formerly of
Mike Mirandi;
THENCE RUNNING southerly by land now or formerly of William H.. Wood (Pamel
above) twenty-six feet (26 feet);
THENCE RUNNING westerly by land now or formerly of Fannie E. Webb and land now
or formerly of Mrs. Mary Mauhot, ninety-seven feet and two inches (97 feet 2 inches).
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated December 20, 1956, and recorded in the Suffolk County Clerk's
Office on December 21, 1956, in Liber 4233, Page 108.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the
buildings and improvements thereon erected, in and to the party of the first part.
THE PARTY OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTMENT, exercisable as often as they may choose, to change their remainderman
as follows:
TO or among any one or more members of a class consisting of the party of the first
part's descendants, in any degree, whether presently living or bom hereafter, in such
proportions and amounts, without regard to equality, outright or in trust, as the party of
the first part may direct and appoint during her lifetime by properly written and
acknowledged instrument, and recorded prior to death, making specific reference to this
power of appointment. The party of the first part may not appoint themselves, their
estate, their creditors or the creditors of their estate, under any circumstances.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the
sec.ond part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
1N WITNESS WHEREOF, the party of the first part has duly executed this deed the day
and year first above written.
