BARGAIN AND SALE DEED
THIS INDENTURE, made August 2, 2010, between ALBERT R. SMITH, having
an address at 170 Manor Road a/k/a 845 Gillette Drive, East Marion, New York 11939 (hereinafter
referred to as "Grantor"), and DONNA M. COLLURA, BRUCE P. COLLURA AND
ELIZABETH A. COLLURA, having an address at 52 Lindell Avenue, Lake Grove, New York
11755 (hereinafter referred to as "Grantee").
WITNESSETH, that Grantor, in consideration of TEN AND 00/100 ($10.00)
DOLLARS and other valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, does hereby grant and release unto Grantee and the heirs, executors, administrators,
legal representatives, successors and assigns of Grantee forever,
ALL that certain plot, piece or parcel of land, situate, lying
and being at East Marion, Town of Southold, County of
Suftblk and State of New York, being more particularly
described in Exhibit "A" attached hereto and made a part
hereof,
PREMISES being known as and located at 170 Manor Road,
a/k/a 845 Gillette Drive, East Marion, New York 11939
TOGETHER with all right, title and interest, if any, of
Grantor in and to any streets and roads abutting the above
described premises to the center lines thereof..
TOGETHER with the appurtenances and all the estate and
rights of Grantor in and to said premises,
BEING and intended to be the same premises conveyed to
Grantor by deed from Albert R. Smith and Patricia C. Smith,
his witk:, dated May 12, 2003 recorded May 19, 2003 in Liber
12251 cp 873 in the Office of the Sufiblk County Clerk.
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors, administrators, legal representatives, successors and assigns of Grantee lbrever.

County, New York, surveyed November 25, 1952 by Otto W. Van Tuyl
& Son, licensed surveyors, in Greenport, New York, owned and
developed by Peter Blank and Son, East Williston, Long Island,
New York" and filed in the Office of the Clerk of Suffolk County
on March 18, 1953 as Map No. 2038, which said lot is more
particularly bounded and described as follows:
BEGINNING at a point on the westerly side of East Gillette Drive
at the most southerly end of an arc of a curve.which connects
the westerly'side of East Gillette Drive with the southerly side
of Manor Road;
RUNNING THENCE southerly along the westerly side of East
Gillette Drive, south 26 degrees 36 minutes 30 seconds east,
